Welcome to the Boise TurnKey newsletter- Thank you for reading! We plan on filling the newsletter with valuable information every month regarding the latest stats and trends specifically in the Boise market. We'll also include articles and information on growth and major projects in our market and we'll occasionally include a project of our own that we are working on for our clients. Finally- we also want you to get a feel for what makes Boise so great and why people keep coming here- events, businesses expanding, new restaurants, etc.

Eviction Court Hearings are back in person now, after 4 years of being held virtually!

In March 2020, to stop the spread of COVID, eviction court moved online for the first time in the State’s history! Since then, tenants, landlords and lawyers have been logging in to virtual Zoom hearings every Tuesday and Thursday morning.


This was not an easy undertaking for many of the interested parties involved. Hearing these cases using Zoom led to much time spent waiting to find meeting links, login issues, and other technical difficulties. With the vast majority of cases requiring a mediation breakout room with a third party mediator, more hands were in the pots and further connectivity issues could occur. Additionally, given the previous federal freeze on evictions for expedited cases of non-payment, the county saw the overall volume of eviction cases double from 2022-23. That’s a staggering amount of work to be done online!


It was exciting to hear Ada County's announcement that eviction court would be back in person for many reasons. For one, if a tenant doesn’t show up, it will result in a default judgment. This could help settle matters more quickly in those black and white cases. Second, being face-to-face during an eviction case, the facts tend to be sorted out more quickly than when folks are shielded behind a screen with the camera off. Additionally, for purposes of mediation, having people sit down with each other in person brings an aspect of humanity back to the process. It is helpful for tenants to see that we, as property managers, are simply people trying to reinforce a contract on behalf of our clients. Entering into a payment plan with court enforced deadlines brings accountability to all parties, a big marker of success.


At the end of the day, we all wish to prevent eviction cases and homelessness. In those rare instances where we’re faced with the unfortunate filing, being in person should help all parties involved move along much smoother than we’ve experienced over the last four years.

Many of our clients are out of state (or country!!) and may not know that our office and many of our team members live in the West Bench neighborhood in Boise, which is a pretty funky, eclectic neighborhood filled with mid-century homes and people from all walks of life. 

We are stoked to have friends of ours opening a super cool coffee shop right in our own little neighborhood. The owners of Common Ground, Laurie and Sarah, have catered several of our team meetings and the feedback has been universally, and I quote; “holy moly, that is ridiculously delicious!!”

In an effort to support the neighborhood that supports us and keep our clients and tenants informed about cool stuff happening in Boise, we wanted to loop you in about the shop opening this May. They’ll have coffee, yogurt bowls, pastries and salads, beer and wine (also produced by people living right here in our ‘hood). Heck, you can even buy the rights to run the jukebox- not sure there’s a bigger flex than that.

As summer is approaching we are all looking for easy to make healthy options. We love this Sheet pan shrimp recipe! You can make tacos, top a salad, or just sit down and enjoy this as your main course!


Sheet Pan Shrimp

Sheet Pan Shrimp and Vegetables

INGREDIENTS

2 cups broccoli florets chopped into bite-sized pieces

1 small zucchini chopped

1/2 red onion cut into chunks

1 bell pepper any color, cut into chunks

2 Tablespoons olive oil divided

2 teaspoons Italian seasoning divided

kosher salt and black pepper

1 pound raw medium shrimp

1-2 cups cherry or grape tomatoes

2 cloves garlic minced

lemon wedges and fresh herbs optional for serving.


Preheat oven to 425 degrees F. Line a large rimmed baking sheet with parchment paper.

Combine the chopped broccoli, zucchini, onion, and pepper in a large bowl. Add 1 Tablespoon olive oil, 1 teaspoon Italian seasoning, 1/2 teaspoon salt, and a few cracks of pepper. Toss to coat, then spread veggies in a single layer on the baking sheet. Roast for 12-15 minutes.

While the veggies start roasting, add shrimp and tomatoes to the same bowl you used for the veggies. Add the remaining 1 Tablespoon olive oil, 2 cloves minced garlic, 1 teaspoon Italian seasoning, 1/2 teaspoon salt, and a few more cracks of black pepper. Toss well.

After the veggies have been in for at least 12 minutes, take out the pan and add the shrimp and tomatoes. Use a spatula to mix everything and return it to one even layer as best you can. Return to the oven and roast for another 5-7 minutes, until the shrimp are cooked through and the veggies are tender.

Sprinkle with lemon juice and chopped parsley, rosemary, or other herbs as desired. Serve and enjoy!
